The 115,000 sq. ft high-quality commercial scheme in St James’s Park, Westminster, will consist of eight-storeys over a single-storey basement.
40 Broadway has been an interesting challenge for the team considering its proximity to the shallow underground tube tunnels running underneath Broadway, existing substation phased relocation and significant party wall matters (Grade 1 buildings to the rear). This is further to the conservation requirements of a c.1920s mosaic at the end of Carteret Street.
The new building extends the basement depth, with eight-storeys of long-span composite steel frame and integrated services wrapped around a central concrete core. A series of transfer beams across the rear of the building create a series of accessible terraces, whilst the front of the building rakes inwards from the sixth floor.
This building is currently under construction and has been awarded WELL Core Pre-certification by the International WELL Building Institute (IWBI).
